2102 Lawrence Avenue East is a 12-storey low-carbon and desirable building contributing 148 new rental units to Scarborough. It provides walkable access to key amenities, restaurants, shopping centers, parks, transit and a public library.
The design incorporates some existing adjacent community and cultural spaces enriching the overall project and amenity offering. Natural landscaping and a new playground will enhance and support the public realm.
Carefully chosen materials and high-efficiency systems contribute to the building’s low carbon impact and resilience, resulting in elevated residential comfort and reduced operating costs.
Sustainability features include:
- High-efficiency, all-electric mechanical systems.
- No fossil fuels are combusted on site, reducing Scope 1 emissions to ZERO, a 100% reduction.
- Passive building systems, including well-insulated building envelopes and rigorous airtightness measures, result in efficient buildings with reduced energy consumption from the power grid, consequently reducing Scope 2 emissions.
- On-site renewable energy production, such as geothermal and solar PV panels.
- Careful selection of low-embodied carbon building materials significantly reduce Scope 3 emmisions.
